Courtyard Apartments in Emporia, Kansas – we bought this distressed 80 unit property in March 2014 and are completing the process of turning it around.  Previously, it was poorly managed and ill-maintained, with a reputation that we have quickly changed by professionally managing and extensive renovations and rehabilitation of the property.  A variety of interior and exterior work has been done in order to bring this property up to modern standards and quality living at a reasonable price.  The property has gone from high vacancy to rental stability with occupancy rates approaching the norm.

ESU Apartments in Emporia, Kansas – we found this 96 unit property just up the street from Courtyard.  Previously married student housing, we were able to leverage our contacts and reputation in the market to acquire this property for an even more extensive turn-around than Courtyard.  It was purchased in Nov 2014 and renovation is ongoing, with leasing expected to being 1 May for the first two buildings to come online.
